In an era of hyper-aging, it is a time when an innovative approach is needed to improve the quality of life for seniors. CareDoc, a total senior care company, presents this solution by newly introducing 'Heritage Center,' a B2B solution for the construction industry aimed at developing multi-functional senior care spaces within apartment complexes. True to its name, 'a space that preserves and transmits heritage,' the Heritage Center is a 'one-stop care' multi-facility that provides comprehensive senior care, from short-term and long-term residential services to day and night care and in-home visiting care, all in one place. It is on a different level from existing senior centers or welfare centers. It was designed as a premium community infrastructure that supports AIP (Aging in Place), allowing seniors to continue living in their familiar communities and enhancing the value of their later years. The center offers convenient access to services such as short-term and long-term residential support, long-term care, nursing, health management centers, day and night care, rehabilitation, and household consultation services, all within a 15-minute walk. CareDoc provides design and operational solution consulting tailored to specific areas from the facility installation stage, and significantly reduces the management and operational burden on developers through post-commissioned operation or a master lease arrangement based on standardized operating manuals. This is gaining attention as an innovative solution that can reduce the burden of public contribution and donation-in-lieu during real estate development, while simultaneously establishing practical community senior care infrastructure. It aligns with government recommendations for establishing community care systems, Seoul City's '9988 Seoul Project,' and more, and is applicable across a wide range of fields, including new housing construction, redevelopment, reconstruction, and urban regeneration projects. Particularly for mixed-use commercial and residential buildings, it is also expected to reduce the burden of commercial space sales. The Heritage Center resolves community care gaps and eliminates the existing inconvenience of having to use expensive, fragmented services or relocate to long-term care facilities. CareDoc's strategy is to make the Heritage Center a symbol of premium senior life care through differentiated services and branding, and to reduce residents' reluctance towards existing senior facilities, positioning it as a premium core infrastructure within the complex, much like a childcare center. CareDoc has already built deep expertise and market trust in senior facility planning and operation, evidenced by the establishment of a senior housing design research institute, the announcement of relevant guideline systems, and the successful operational experience of its affiliated senior housing specialized operator, 'CareOperation'. Investment attraction from various investors, including Invesco, also corroborates this competitiveness. Park Jae-byung, CEO of CareDoc, emphasized, “The Heritage Center, as an AIP support infrastructure backing independent senior living, will become an innovative public contribution model within private projects and contribute to alleviating the burden of community care.”
